All deposits paid to us by tenants are protected by a third party therefore, in the event of deductions being made, if the landlord/tenant are not in agreement, all information will be passed to an independent adjudicator to make a non-biased decision on who is liable to cover the costs. As agents, we act on behalf of our client the landlord to ensure their property is managed and handed back at the end of each tenancy in the same condition as it was received. On occasions, there may be differences to the condition of the property on check-out in comparison to the condition at check-in. If there is a dispute between the landlord/tenant regarding deposit deductions we as agents, then pass all information such as inventory/check-out reports to the Tenancy Deposit scheme for them to make an informed decision on who is liable to cover the costs of any works undertaken at the property.
